Do I need an Electrical Inspection Report (EICR) for my rented property?

In January 2020, the government announced mandatory electrical safety inspections for private landlords.

These regulations titled The Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020, were officially brought in on 1st April 2020 and apply to all new tenancies as of 1st July 2020.

What do the new the regulations mean for landlords?

The mandatory electrical inspection regulations set out duties for landlords. All private landlords are required to:

• Ensure that the electrical safety standards are met during a period when the residential premises are occupied under a tenancy

• Ensure every electrical installation in the residential premises is inspected and tested at regular intervals by a qualified person (‘regular intervals’ is every five years, unless a report from an inspection and test specifies sooner)

• Ensure the first inspection and testing is carried out before a new tenancy commences (as of 1st July 2020)

• Ensure the first inspection is carried out by 1st April 2021 for existing tenancies

What is Emergency Lighting? Legislation requires all occupied buildings to have adequate escape lighting to allow safe exit should mains power fail. Emergency luminaires have integral back-up batteries, continuously charged during normal operation. They power luminaires for at least 3 hours should power fail.

Here at RedSpark FSE we believe emergency lighting to be one of the corner stones of safety in a building. Should your power suddenly fail on a winters evening as day light fades your emergency lighting system will illuminate a route by which you or your staff can safely leave the building. All of our systems and proposals will meet BS 5266-8 (Emergency escape lighting systems) which  specifies the minimum provision and testing of emergency lighting for different premises.
